Transforming a century-old industrial building into modern housing takes far more than preserving exposed brick and timber beams. It requires disciplined collaboration, creative problem-solving, and a relentless focus on value.
At Red Arrow Lofts in Detroit's Corktown neighborhood, Premier Construction & Design was proud to serve as General Contractor, partnering closely with Kramer Design Group, the project ownership team, and the Engineers of Record to bring new life to the historic Red Arrow Bottling Company building.
While the architectural vision celebrated the building's original character, our role extended deep into the realities that make adaptive reuse projects successful. Through proactive value engineering, cost management, constructability reviews, risk mitigation, and sequencing strategies, our team worked hand-in-hand with the design and engineering teams to identify solutions that preserved the project's historic integrity while maintaining budget and schedule objectives.
Adaptive reuse comes with unique challenges. Existing structural conditions must be evaluated, modern MEP systems must be integrated into buildings never designed for residential use, and current code requirements must be satisfied without compromising the character that makes these buildings worth saving. By collaborating early and often with the architect and the engineering teams, we were able to navigate these complexities and deliver practical, cost-effective solutions throughout construction.
Today, Red Arrow Lofts offers 28 loft-style apartments that showcase the building's original brick, timber, and industrial charm while providing the comfort and functionality expected by modern residents. More importantly, the project contributes to the continued revitalization of Corktown, helping preserve an important piece of Detroit's history while strengthening the surrounding neighborhood fabric.
Projects like this demonstrate the impact thoughtful construction partnerships can have on a community. Restoring historic buildings to their original character not only preserves architectural heritage, it creates vibrant places that attract residents, support local businesses, and enhance the identity of the neighborhoods around them.
